Sydney’s first Manor Home was designed through Complying Development Certificate (CDC) by The Site Foreman.
We sat down with Founder, Stephen Moore, and the project’s lead architect, Alex, to discuss the process and the project, and to hear more about the challenges and the triumphs that were experienced through the design process.
Stephen – “Well, we had actually worked with this client in the past doing an alteration and addition on one of their existing properties. They mentioned the idea during our previous design and build.”
Alex – “They had the ambition to knock down and rebuild, designing their own manor home through the CDC process, and with the recent changes in legislation, we were pretty excited to get going.”
Alex – “Different… It was quite an intricate project and it felt a lot like building a puzzle in a limited amount of space because of the legislative guidelines of building manor houses on certain size plots. But we knew we could create something pretty spectacular even within those limitations….particularly with the added consideration of the various guidelines and stipulations set by the NSW government that we had to adhere to. It’s not to say it was that much of a challenge, we just had to ensure we had more considerations for the size of the land we had to work with and the end result exceeding our client’s expectations at the very least.”
Stephen – “Quite early on, looking at the plot size with the legislations, we were open with the client and advised that there is the possibility we would only achieve three units. However, when it came to the final design, Alex had incredibly managed to achieve four units through a brilliant design solution which not only maximised the income for the client, but also achieved an extremely cost-effective construction methodology.
“That aside, we had great clients who were clear on their design ambitions from the outset. The design details were intricate, however, we managed to create something pretty spectacular, practical, and aesthetically pleasing which was the ambition as Sydney’s first manor home.”
Alex – “The additional guidelines certainly felt like a metaphorical chain was attached to our pens…(laughs) But that’s about it. As architects, we are accustomed to legislation and stipulations, of course. However, in this instance, with the size of the land we had to work with and the addition of ensuring a certain height, square meterage of the property, etc., we had a lot more to think about whilst trying not to lose that creative aspect of what we’re doing for the client in line with their vision.”
Alex – “Depends who’s asking… (both laugh) Our advice would be that timing is everything.”
Stephen – “Especially working through the CDC process, which unlike Council, allows us to have certainty in the design outcome.
